Appraising Personal Property by David J. Maloney, Jr. Pdf

The only complete, well-organized, practical and fully-indexed course book and reference guide to personal property appraising. Written with the Uniform Standards of Professional Appraisal Practice (USPAP) as its foundation, this book is unique. No other book provides such a thorough grounding in the fundamentals of personal property appraising. This new 2nd edition incorporates many important improvements and additions - perhaps the most significant of which were brought about by The Appraisal Foundation Appraisal Standards Board's recent biennial update to USPAP. The resulting changes that were incorporated into the 2008-2009 edition of USPAP are mirrored throughout the book. Other improvements include additional topics and enhanced discussions on a host of subjects including when appraisers should comply with USPAP, appraisal updates, intended use and intended user, value types and definitions, using more than one appraiser, scope of work, use of photographs in lieu of a personal inspection, disclosure statements, significant personal property appraisal assistance, workfiles and more."Maloney's guide to proper personal property appraisal methodology is so thorough that it can truly be called the only complete source on the subject. This essential guide to the preparation of ethical and professional appraisal reports should not only be a required addition to any appraiser's library but should be on the shelves of every public library as well. Owners of the book even have the ability to obtain updates online at no cost ? an especially useful feature in a field where USPAP and IRS regulations can go through periodic modifications," said Peter Hastings Falk.

Residential Property Appraisal by Phil Parnham,Larry Russen Pdf

Residential Property Appraisal, Volumes 1 and 2, are handbooks not only for students studying residential surveying but also for those involved in the appraisal of residential property. Volume 1 has been updated and covers the valuation process as it relates to residential properties, particularly when valuation is undertaken for secured lending purposes. It addresses the basic skills required, the risks posed in a valuation, the key drivers of value, emerging issues that impact valuation and the key legal and RICS regulatory considerations that a valuer needs to understand. Volume 2 of the series goes on to consider the practical aspects of the survey and inspection of residential properties in more detail. Not only does this include updated sections on the most common defects (for example, building movement, moisture problems, wood rot and wood-boring insects), it also covers emerging challenges, including assessing personal safety hazards, modern construction technologies and materials and invasive plants. The volume also takes account of the Home Survey Standard recently published by the RICS and the changes resulting from climate change, the energy crisis and concerns about fire safety. Building services in domestic residential properties is another area of rapid change, especially with the development of low-carbon and renewable technologies. To ensure that this aspect is covered in sufficient detail, the content is to be included in Volume 3: Assessing Building Services. An essential book for students studying to enter the residential survey and valuation profession and for existing practitioners who wish to improve their knowledge of current practices.

Introduction to Object ID by Robin Thornes,Peter G. Dorrell,Henry Lie Pdf

The illicit trade in art and other cultural objects now constitutes one of the most prevalent categories of international crime. Law-enforcement agencies have long recognized that documentation is critical to the protection and recovery of these objects. Standards were needed that would make it possible for information on stolen objects to move easily across electronic networks and, at the same time, that would be intelligible to law enforcement and art communities alike. Developed through the collaboration of museums, police and customs agencies, the art trade, the insurance industry, and appraisers of art and antiques, Object ID is an international standard that defines the minimal information needed to identify art, antiques, and antiquities. Introduction to Object ID summarizes the evolution of Object ID, explains its nine categories, and offers guidelines for using them. The book provides suggestions for writing descriptions of objects and includes a brief discussion of five additional categories that some institutions opt to employ. The second part of the book sets out guidelines for choosing viewpoints, selecting backgrounds, and positioning lighting when documenting cultural objects with photography. The Introduction to series acquaints professionals and students with the complex issues and technologies in the production, management, and dissemination of cultural heritage information resources.

Going Concern Valuation by L. Deane Wilson Ma Asa,Robin G. Wilson Mai Pdf

"Our purpose in writing this book is multifaceted. First, this book aims to present a clear understanding of going concern valuations, at the same time resolving the current misrepresentations surrounding the issue. Additionally, this book offers a new set of rules readers can use to determine which property types qualify as going concern valuations and which do not." This book presents an understanding that in performing a Going Concern Valuation of properties which are perceived to have a business component, it may not be possible to segregate, allocate, or value the components individually. "For example, when appraising the going concern value of a motel with occupancy of 75% it could be argued and possibly proven that there is a value that can be separated from the overall value, or going concern value, to the business component. On the other hand, however, appraising that same motel with only 40% occupancy presents a completely different set of circumstances that could easily draw completely opposite conclusions. It simply may be a lack of sufficient tools or data to argue and prove that the business component in fact has value separate from the real estate. To do so with authority is tantamount to ignorance or arrogance."
