Excerpt from The Farm Real Estate Situation 1947-48 and 1948-49 The volume of voluntary sales during the year ended March 1949 was almost a third below the record high of 1947 but was still about 50 percent above the 1935 - 39 average. Forced sales and related defaults during the year were at or near the record low level that has prevailed since 1944. This decline in the volume of sales first evident in 1947-48 and continuing through 1948 - 49 indicates in part that prospective buyers are becoming more reluctant to pay current asking prices for farm land. But it also indicates that many present owners are unwilling to sell so long as farm land continues to yield a higher rate of return than most other investments. Extract: This study presents a brief history and analysis of the trends in the farm real estate market of central Wellington County, Ontario, since early settlement days. It develops a series of annual market prices from 1853 on, through the collection of sales data from land registry offices of farmland transferred at "arm's length". To the extent that an annual price is the mean of 25 sales on average, price is a reflection of acreage, tillable-area and improvement differences among farm properties sold in that year. It is thus a price representative of the locale, the organization and the state of development of farming at the time, and the willing-buyer/willing-seller condition.
